Commercial purchases and sales

From retail and industrial properties to mixed-use and multi-family buildings, we review the purchase agreement, manage conditions and deadlines, and coordinate with your lender, realtor and other advisors through to closing.

Due diligence

Commercial due diligence goes well beyond a residential title search. Depending on the property, we review:

  • Title, registrations, caveats, easements and restrictive covenants
  • Zoning and permitted uses
  • Existing leases, tenant estoppel certificates and rent rolls
  • Environmental reports and site history
  • Service and maintenance contracts that come with the property

Multi-family and CMHC MLI Select

We represent buyers, builders and developers on CMHC-insured multi-family residential projects, working with lenders to keep documentation and closings on schedule.

Commercial leases and financing

We draft and negotiate commercial leases for landlords and tenants, and act on commercial mortgages and lending, including private lending.

Fees

Every commercial deal is different, so our fees are quoted per matter after reviewing your transaction. Your first consultation is free. For home purchases and sales, see our residential real estate page and closing cost estimator. For incorporations, shareholder agreements and business purchases, see corporate & commercial law.
