How a refinance works
- Instructions. Your new lender sends us mortgage instructions.
- Title and payouts. We search title and get a payout statement for your existing mortgage and any debts being paid out.
- Signing. We review the mortgage documents with you and have them signed — in person or virtually where the lender allows.
- Registration and funding. We register the new mortgage at Alberta Land Titles, receive the funds, pay out the old mortgage and any other debts, and send you the balance.
- Discharge. We make sure the old mortgage is discharged from title.
Refinance or switch?
A switch moves your existing balance to a new lender, often at renewal. A refinance increases the amount borrowed — for example, to consolidate debt or fund renovations. Either way, a new mortgage is registered and the old one discharged.
