Your first home purchase, step by step
- Offer accepted. Send us your purchase contract as soon as your offer is accepted — ideally before you remove conditions.
- Mortgage instructions. Your lender sends us your mortgage instructions; we prepare your documents.
- Title and property review. We search title, review the Real Property Report or condominium documents, and arrange title insurance where needed.
- Signing appointment. We meet in person or virtually to walk you through every document and verify your identity.
- Funds in trust. Your down payment and mortgage funds come to our trust account before closing.
- Closing day. We register the transfer and mortgage at Alberta Land Titles, release funds to the seller's lawyer, and arrange for you to get the keys.
What closing costs to expect
Alberta has no land transfer tax. Your main closing costs are our legal fee, disbursements, GST and the Alberta Land Titles registration fees ($50 plus $5 for every $5,000 of the purchase price, and the same formula on your mortgage amount). Remember to budget for property tax and condo fee adjustments, home insurance, and moving costs as well.
Timing
We need at least two weeks' notice before your closing date for a standard purchase. Closings with less notice are handled as rush closings for an additional fee.
What to bring to your signing
- Two pieces of valid government-issued photo ID
- Your down payment, as we instruct (usually a bank draft or wire)
- Proof of home insurance
- Any documents your lender has requested

How much does a lawyer cost for a first home purchase in Edmonton?
