The selling process, step by step

Offer accepted. Your realtor sends us the purchase contract once conditions are removed.
Title and payouts. We search title and request payout statements for your mortgage and any other registrations.
Documents. We prepare the transfer of land and other closing documents, and meet with you (in person or virtually) to sign.
Dower consent. If you're married and the property is your home, your spouse's consent under the Dower Act is generally required.
Adjustments. We prepare the statement of adjustments for property taxes, condo fees and other amounts.
Closing. Once the buyer's funds arrive, we pay out your mortgage and realtor commission, discharge your mortgage from title, and send you the balance.

Real Property Report

Under the standard Alberta residential purchase contract, sellers usually provide a current Real Property Report showing the buildings and improvements, with evidence of municipal compliance. Order it early — surveys and compliance can take time.

Fees

When do I get the money from my sale?

After the buyer's funds arrive and closing conditions are met, we pay out your mortgage and realtor commission and send you the balance — typically on or shortly after the closing date.

Do I need a Real Property Report to sell?

Under the standard Alberta residential purchase contract, the seller usually must provide a current Real Property Report with evidence of municipal compliance. Order it early.

What if I still have a mortgage?

That's normal. We get a payout statement from your lender, pay it out from the sale proceeds on closing, and register the discharge.

What is dower consent?

If you're married and selling the home you live in, your spouse generally must consent in writing under Alberta's Dower Act, acknowledged separately from you.
